ADVICE FOR SELLERS… GET LOST

We all know that the real estate market in The Bahamas is very slow AND we also know it is not dead. The New Year has brought new buyers who are looking for Real Estate deals. Many people have made New Year’s resolutions for 2012 to invest or move to The Bahamas AND they are looking to BUY. So, if you are a seller, please listen to this advice that most real estate agents don’t have the guts to tell you:

If a local real estate agent brings a prospective buyer to see your house, instead of being so excited to tell them how great your house is and trying to become their new best friend, my respectful advice to you is: GET LOST.

This is the time to let the real estate agent do their job IF you really want to sell.

For example, let’s say you finally made the decision to sell your home or condo. You've spent hours cleaning and preparing, discarding old clutter, rearranging that abandoned closet, trimming your bougainvillea, and replanting your banana and papaya trees.

You've gone to Dolly Madison, Kelly's, Paint Fair and Furniture Outlet and have given your property a total facelift. Your bathroom is clean and sparkling. A fresh bouquet of flowers from Sylvan at Butler’s Food World is sitting on the dining room table.

Now comes the tricky part: allowing complete strangers to walk through your home. This is the time when the services of a trustworthy, reliable, real estate broker are essential. Although you may be tempted to be present when a realtor shows your home, the best advice I can offer to you is to GET LOST! WALK OUT THE DOOR, relax, read The Freeport News, visit a friend, grab a cup of coffee, and let your real estate agent present your home to its best possible advantage.

People are naturally sensitive when they are a guest in someone's home, and will be reluctant to voice their concerns if you are there. An inhibited buyer is not an active buyer! Your real estate agent should be familiar with your home and should be ready to answer any questions an interested party may have without making them feel uncomfortable.

A good real estate agent has the experience to help potential buyers ask their questions and respond to them with reassurance. In the buyer's mind, your very presence keeps the home your home and makes it more difficult for them to visualize the home as theirs. With a clean, airy, open residence, they can more easily imagine how it would feel to be enjoying the house as much as you do.

In addition, homeowners selling their house (especially for the first time) often appear a bit nervous, and naturally so. Your innocent defense of the purple paint in the guest room may make sense to you, but may chill the feet of an interested party. Don't take other people's preferences personally. Everyone has his or her own tastes. What you want is a sale. Moreover, the buyer might interpret your anxiety as a need to sell, which could result in lower bids and counter offers.

The purchase of a home is a formidable undertaking. Most people require a significant amount of time in a house they are seriously considering and may wish to visit the home again and again. The concern you may experience as a seller is just as real for the buyer. Prospective clients may need the opportunity to scrutinize and analyze your home freely. You must grant them the space to do so. This allows them to overcome their anxiety and go through the purchasing process with a happy and clear mind.

People are usually more willing to speak candidly with the real estate agent than they are with the seller directly. You may be able to profit from the observations of others. After a showing, ask your Realtor for a follow-up report. An accomplished agent will be able to process the feedback from prospective buyers constructively and let you know if any changes need to be made. Don't be afraid to hear everything and be open to suggestions.

Your real estate agent is experienced and is trained to support you in finding solutions to those possible sore thumbs. They can help potential buyers get past their stumbling blocks. While a certain invasion of privacy must be endured, and some changes may need to be made, remember your goal: to sell your home quickly and for the best price possible. That's the real estate agent's goal too, so work with your real estate agent to achieve everyone's mutual interests so we may SELL SELL SELL while you happily GET LOST LOST LOST. Until next week ...

One of the interesting parts of ringing in the New Year is the speculation on what the next twelve months will bring to the Grand Bahama Real Estate Market, the US Real Estate Market and the world Real Estate Market. Collecting New Year predictions isn't as silly as it sounds; it gives knowledgeable players a chance to share what they know. For my readers who are wondering what to do in 2012, here are a few interesting trusted voices in the US market which directly correlates to our market. Because as the saying goes, when the US sneezes, we catch a cold in Grand Bahama.

Karl Case, an economist and professor emeritus at Wellesley College, is one of the nation's smartest observers of the real-estate market in the US. The S&P/Case-Shiller Index, invented by Karl Case and Robert Shiller, "is pretty much the Dow Jones industrial average of real estate," says The New York Times. I read an article by Karl, who predicts that the real estate market in the US is showing signs of recovery. That’s good sign for our market.

Bloomberg, a major global provider of 24-hour financial news and information says that even the worst-hit markets in the US will begin to see improvement by 2012, writes Bloomberg real-estate reporters, Prashant Gopal and Diana Holden.

The Kiplinger Letter, a weekly business and economic forecasting periodical predicts "The bleeding is just about over. But don't expect a speedy recovery."

So the “US experts” predict that we may have hit bottom which means this may be the time to buy in our market. I feel that with so many homes on the market in our sluggish market, now might be one of the best times in recent memory to buy a home. While buyers have the advantage in today’s real estate market, they still need to be savvy in order to get the best deal.

Throughout history there have always been business cycles of recession and recovery which correlate to great real estate markets and soft markets. In other words, the direction of economic activity eventually changes so now that the market is down you have to be prepared for the market to recover. Many times in these past cycles, the world economy started to recover well before anyone really realized that the recession was ending. If you keep a watchful eye on the news even when the statistics show high unemployment and it looks like a vicious downward cycle that will never end, the economy could actually be on its way to recovery.

In Grand Bahama we are directly influenced by the US and world economy and as things get better in the world investors will return to the island and we will get back on track. I truly believe that Grand Bahama has an opportunity to meet its potential even though we sometimes feel that it will never get ahead. If the Government, The Port Authority and all of the members of the community do their part in being productive and make good decisions things will turn around. It only takes a small shift to get the magic back in the magic city. So here are some things I urge home buyers to keep in mind while the market is soft and it is a buyer’s market with a lot of property on the market and good deals all around:

Don’t Try to Time the Market: When home prices are low, it is very tempting for buyers to wait as long as possible in the hopes that prices will decline even further. This strategy can be detrimental. Once a home is priced to what the current market will bear, buyers will make offers. It is best to to make an offer based upon the prices at which similar homes in the market are selling for. In a buyer’s market, there are more opportunities for negotiations, but making an offer is the right step. If you find a great deal on a house that has great future potential if you wait too long you might miss the opportunity and the market may climb and the owner may raise the price. So now is the time.

Take Your Time…To A Degree: The increased supply of homes on the market gives homebuyers a great opportunity to evaluate a variety of properties. However, this does not mean that homebuyers can procrastinate. Don’t be a "Wouldof-couldof-shouldof”. Be a proud owner of a great house at a great price. If you find a great deal, go for it.

Homes Are Selling: Properly priced homes are selling. The # of transactions in Freeport have decreased but there is property selling for realistic market prices and buyers are getting great deals that they will be proud of in years to come.

Watch the Mortgage Rates: Rates are very reasonable now. While it is true that mortgage rates have risen over the past few years they seem to be going down again so be sure to watch the rates and do the math carefully, because changes in mortgage rates are not necessarily cost prohibitive.

Negotiate on the Incentives: Sellers eager to move their homes may offer a variety of incentives such as cars, boats furniture, and other deal sweeteners. Before accepting an incentive, make sure it makes sense.

This is one of those moments in history where a savvy investor has the opportunity to do very well in real estate. I wish you all great success in your real estate hunting. New Bahamas Express Fast Ferry Service Starts Today Between Fort Lauderdale and Grand Bahama

On Friday, December 9, 2011, Balearia Bahamas Express will commence passenger service between Port Everglades, FL and Freeport Harbour, right in time for the Christmas season.

Dubbed ‘Bahamas Express’ this service will essentially ‘fill the void’ of the recently departed Discovery Cruise Line, but with the added benefit that cruising time will be approximately 2.5 hours versus 5-7. This high-speed catamaran styled ferry sails at a speed of 32 knots, and has the capacity to hold 463 passengers, 80 vehicles, cargo in the hold, and will add approximately 135,000 available seats annually from Ft. Lauderdale – which is equivalent to a jumbo jet arriving six days per week.

The Bahamas Express will depart Port Everglades at 10 am, arriving at Freeport Harbour at approximately 12:30 pm. On trips from Grand Bahama to Florida, The Bahamas Express will depart Freeport Harbour at 7:30 pm, arriving at Port Everglades at around 10 pm.

Interested passengers may rent 5.4 foot x 5.5 foot Cargo Bins at a cost of $200 each.

Two types of round trip fares will be offered from Grand Bahama:

* Economy Class: $159 round trip, plus taxes

* First Class: $180 round trip, plus taxes

Children age 6 and under travel at no charge.

Each year, our company Coldwell Banker James Sarles Realty, coordinates its own personal Basket Brigade,

and we are asking for your help again.

Each year, a few days before Christmas, our entire James Sarles Realty staff assembles food baskets with all the "fixings"

for a wonderful Christmas Dinner. These baskets are given to the most needy familes on Grand Bahama Island.

“TO BE OR NOT TO BE? …” The famous opening line from William Shakespeare’s play, Hamlet, could easily be turned into another memorable question if Shakespeare was a Real Estate agent in Freeport: “TO BUY OR NOT TO BUY?” That is the question today. Many people have asked themselves this question, especially in these uncertain economic times. While both the options of renting or owning have their benefits, the decision to purchase a duplex, condominium, or house (rather than renting), is complex, and based on a number of factors. Nearly everyone believes buying a home today is a good financial decision. The question that remains is whether or not now is the right time to purchase a home for you!

For most people, deciding to purchase a home is the largest financial decision of their lifetime. Before making the jump into homeownership, potential homebuyers should consider the “soft” lifestyle issues as well as the “hard” financial ones. In Rotary clubs, we have the 4-way test of questions for guiding wise thoughts, communication, and action: Is it the truth? Is it fair for all concerned? Will it build good will and better friendships? Will it be beneficial for all concerned? In Real estate we also have four financial and lifestyle questions to consider when determining if buying a home is the wise decision for you:

1. Do you have a steady income? At or near the top of every potential homebuyer’s mind is whether or not they can afford to buy a home right now. Buying a home remains a sound financial decision for those with documented income and a good credit history. A steady income can also provide a strong backbone for the initial down payment and future mortgage payments. Don’t hesitate to speak with your real estate broker to determine all the “other” costs of home ownership, such as insurance, pool maintenance, power, cable, water, gardener, and general upkeep. Your real estate broker can help you answer and uncover questions about the cost of homeownership. Make sure you know what your monthly operating costs will be, including your other living costs so you can budget properly. Don’t fool yourself.

Do you plan to stay in a home for an extended period of time? With proper planning, a home purchase has historically proven to be one of the strongest investments you can make. Along those lines, it’s imperative to understand that investing in a home is much different than investing in a stock portfolio. Homes typically appreciate in value over time, while the owner builds his or her equity through monthly mortgage payments. If you anticipate staying in a home for only one or two years, it doesn’t necessarily mean buying is not for you, but you are less likely to see a significant financial return on your investment. Based on the current market and closing costs, you need to be prepared for a long term investment, otherwise it does not make sense. Remember, you will be responsible for half the government stamp tax (2% to 6%, based on the price) and your legal fees (2.5%).

Do you plan to sell a house in order to buy a house? Your local real estate agents can help you understand current local market conditions, and will help you make smart decisions when listing a home on the market. If you do not currently own a home that needs to be sold prior to purchasing a new one, now is a particularly smart time to buy. Even with lenders becoming increasingly more thorough in their approval process, mortgage financing is still widely available for those with a steady income and solid credit. High inventories and low interest rates give first-time homebuyers a tremendous amount of opportunity and flexibility in our market.

How do your other options compare? For renters, calculating month-to-month housing expenses is as easy as inquiring about the monthly rent and average utilities. The calculation gets a bit more complicated when considering the monthly cost of owning a home. A real estate professional can help you understand a range of financial considerations from annual service charges, to hurricane insurance, to property taxes if you buy outside of the “bonded area”. And in 2015, we might be faced with property taxes like Nassau.

There is no one right decision when it comes to renting versus buying a home. Each individual should take the time to look at their own personal and financial situation to decide what will work best for their needs and lifestyle. To Buy or Not to Buy?: that is the question worth answering in today’s real estate market. (And a side note for Shakespeare fans—“Did he or didn’t he?” is the question asked in a new movie called Anonymous, asking who really penned some of the world’s greatest plays—a suspense-thriller that opens in U.S. theatres October 28th!)

Is The Sky Falling Or Is It Time To Invest?

There is a classic children’s story about Chicken Little—a character who is hit on the head by an acorn and proceeds to run with his friend Ducky Lucky and others to tell the King that “the sky is falling… the sky is falling!”

If you talk to people around Freeport, or listen to the daily onslaught of mainstream news, you probably agree with Chicken Little that the sky is falling when it comes to our economy. If asked about real estate prices on Grand Bahama, Chicken Little would tell you that “The Sky is Falling”, and everyone’s house prices are falling so don’t sell or don’t buy. We have many Chicken Little messengers on the island that think Grand Bahama will never get out of its current slump, and that the housing market will never recover—nothing could be further from the truth. Here’s another way to look at it:

There are 2 important points to consider regarding our current real estate market.

One. Unlike our neighbors to the North, we never really experienced the boom market, which created the American housing bubble. In 2008 when the US housing bubble burst and many homes lost almost 50% of their value, sleepy Grand Bahama prices did not move very much— because they had never soared that much—and so they also did not come down that much either.

Two. We seem to forget that real estate follows a cycle; we forget that history repeats itself. Its like we all have amnesia and we have never seen down markets before. There is a saying that what goes up must come down, and what is down must come up. Real estate is no different. There were major shifts or down real estate markets in 1979, then 1987, then 2008. According to top economists, we are slowly (very slowly) recovering and the markets may stay flat for a while, so we are in a new paradigm—a new model for growth.

It’s All About Timing

If you wait for the markets to hit bottom or fully recover you might be waiting a long time. Prices don’t really go up or down for logical reasons. Sellers and buyers change their minds based on their confidence in the marketplace—that’s what really causes prices to go up and down. Unfortunately, no one can tell you exactly when we reach bottom, because when the market prices begin to rise, it’s only then that you realize you missed the bottom!

There is no doubt in my mind that if you are looking for motivated sellers and deals in real estate, this is the time. It’s one of those times when the aggressive people make a lot of money, and the more timid just look from the sidelines and become what I call a “Would of, Could of, Should of” seller or buyer.

If you are a potential homebuyer, condo buyer, duplex buyers, land speculator, canal homebuyer, or commercial buyer get up off your seat and look around for deals. The market is soft right now, so this is the time to get a terrific value at the right price. Listing prices have not fluctuated on paper, but the actual deals that are being made reflect reduced prices.

No one knows for sure what is in store for the world economics, or Freeport, but what we do know is that throughout history, real estate has proven to be a great long-term investment. While prices are down and sellers are motivated, this may be the right time for you. If you have been thinking about real estate, this is the time to get out there and start looking.

How To Get Started

How do you begin your search? First, find a real estate professional that will help you identify and locate the features you’re looking for in a property. Ask your family, friends and business contacts for referrals of real estate professionals that they have worked with—people who helped them successfully with their real estate purchase and sale. When you find the real estate agent/broker, talk with them about your practical needs and describe the property of your dreams. Work with a realtor you feel you can trust, who communicates a clear understanding of your goals and shows you listings that match your search criteria.

Do your financial homework. Meet with the banks to determine how much you can borrow based on your income, and research interest rates. Decide how much cash you can put together for a down payment, and how much you need to put aside for closing costs, which typically amounts to between 4% and 7% of the purchase price of a property. Do your homework financially.

As you go out property-hunting, concentrate on neighborhoods that are ideal for your needs. Look at homes that have enough square footage, a pleasing floor plan, and a suitable yard for your family, or boat dockage if that’s important to you. You can always repaint the walls and replace the carpet, but changing the “footprint” of the home is more complicated and costly.

Don’t procrastinate. Do it NOW. If your realtor has a property to show you, go out to look at it immediately. If you really like the home and can picture yourself living in it contentedly, consult with your realtor about making an offer right away.

Before entering into negotiations for the home, ask the seller to fully disclose any serious defects that may require repairs, particularly any that involve one of the major systems in the home.

Don’t wait for interest rates to climb – initiate your home buying process now because the future of Freeport might just surprise you. Many of us who have been around Freeport for many years know that Freeport has always been the bridesmaid—never the bride—but the time is coming that Grand Bahama will succeed in spite of itself to fulfill its potential.

Bouncing Up

We have all become very jaded and think that Freeport will never get ahead. Nothing could be less true. I believe it is impossible for Grand Bahama Island with all its potential and strategic location, to stagnate forever. From a pine barren covered island inhabited by Lucayan and Arawak Indians, then re-discovered by Columbus, then settled by the displaced colonial loyalists and slaves, and then re-discovered again by Wallace Groves, the island has come a long way already. At one point in time, not that long ago, it seemed impossible to imagine the size and scope of the Container Port, the Grand Bahama Shipyard, the industrial sector, the airport, the infrastructure, the homes, the condos, the communities, the utilities, the schools, the restaurants, the shops, the business owners, the employees, the canal system, and our incredibly resilient and caring people.

Shift Happens

Freeport is a city with great potential. It will move forward. Sure we could improve on quite a few things, but it only takes a series of small changes to make a major shift. If we fix things like the airlift situation, create a first class cruise port, develop medical tourism, create more jobs, attract more investors and visitors, beautify the island’s landscaping, and have all of Freeport working together, these changes will create a major shift in the economy and Freeport will be reborn.

This will of course change the real estate landscape, and the market could change from a buyers market to a sellers market almost overnight. There are many people working towards this change and we all need to pitch in to help our community fulfill its promise. It will not be done for us. All of us in our own small way must make it happen—and it will.

Real Estate Advice In These Difficult Times

I have been a Real Estate Broker on Grand Bahama Island for over 10 years, and as a Broker, the number one question that people ask me is what is the future of real estate on the island. No one has a crystal ball that can see the future exactly, but with the current state of the economy there are many factors that give us an indication of the future of real estate on Grand Bahama Island.

An important point to keep in mind is that it is very difficult to make broad statements about the state of the Grand Bahama Real Estate—because there are many different real estate markets on the island. There is a big difference between raw land, lower income homes, high-end beachfront homes, condos, and duplexes. No one would ask you how the weather is in the United States because that’s too general. The weather is, of course, different in Buffalo, New York, than it is in Phoenix, Arizonia. So, when looking at real estate, we have to identify what sector of the market we are talking about—especially when looking at trends.

One of the biggest problems we have on the island, in my opinion, for the local residential housing market, is lack of jobs and good paying jobs. This lack of jobs has caused the local residential prices to fall. If the job market improves you will see the residential real estate market, and all sectors of the market, improve. It’s that simple. Jobs create consumer confidence and the ability for buyers to borrow money from the banks for mortgages. Not only can people borrow money, but homeowners can pay their current mortgages. If you look at The Freeport News, there are growing pages and pages of Foreclosure Homes being sold by the banks. As long as there is a huge supply of bank sales it will be difficult for a “normal” seller (trying to sell their home so they can move up, move down or change addresses) because buyers can buy bank-distressed homes at highly discounted rates if they have cash, a good job, and good credit. Real Estate is about movement and without movement you have stagnation, which creates a dead market. So in light of all this we don’t need a crystal ball to tell us that there is high unemployment, an oversupply of homes, a big supply of bank foreclosures, banks not lending money, and a flat real estate market with prices going down because sellers can’t sell due to lack of buyers. So, the future of the residential market in the short term is going to be more of the same for the rest of 2011 and most of 2012. Until we can clear the inventory of distressed homes and the job market improves, the real estate market will suffer. This is a general statement of the future of the entire market in the residential sector, which does not mean that there won’t be buyers and sellers, but the market will be very competitive and the majority of sellers will have to continue to be patient in the local residential housing market. If you are a seller in this sector be patient and do EVERYTHING you can to make your house competitive in this very difficult market. Hire a professional real estate agent and price your home for exactly what it’s worth. The strategy of pricing a home high and letting buyers make a lower offer can backfire. If you are a seller, you are in competition with every other house on the market and there are more homes on the market than there are buyers—hence, it’s a Buyer’s Market.

Is the Real Estate market dead? The answer is no. The real estate market is slow in the residential sector; however, there are other some sectors of the market that are showing some signs of growth. Income producing properties, some vacation rental properties, and commercial property are showing signs of recovery even in these difficult times. If you are an investor with access to cash or bank financing there are really good deals in this sector of the market. In all sectors of the market, sellers have had to lower prices, with buyers locally and from abroad coming to our “depressed economy” looking for a deal. The good news for buyers is that sellers are getting real and willing to take a real look at offers. The offers are few and far between, so real offers are being considered.

As I have said so many times, real estate has been, and will continue to be, the best investment you can make for your future. Our down market can be looked at as an opportunity . If you have been thinking about investing in real estate this is not the time to sit on the sidelines. This is the time to take advice from successful investors like Warren Buffet, who look a down market as an opportunity to buy. You will not get any better deals then now. Its easy to be a “would of, could of, should of” investor, but if you have a good steady job, and cash for the downpayment, NOW is the time to invest in your future through real estate. Interest rates are low now and sellers are motivated.

Freeport, Bahamas – General contractors, City Services Ltd. released their plans for further expansion within the island’s industrial centre with the purchase of over 5 acres of land from Freeport Commercial and Industrial Limited (FCIL) a subsidiary of the Port Group of Companies.

Through joint efforts of The Grand Bahama Port Authority, Limited (GBPA) and local brokers, Coldwell Banker James Sarles Realty, City Services was successful in acquiring two heavy industrial parcels of land to begin immediate construction of the company’s home office and heavy equipment maintenance facility complex.

Making an inspection of the site was GBPA’s Vice President, Ginger Moxey, accompanied by City Services’ management team. “This purchase illustrates your company’s confidence in the Grand Bahama economy,” she expressed. “It also demonstrates the effectiveness of the open-door policy of the Port promised by our President Ian Rolle in his mandate to encourage reinvestment.”

Joseph O’Brien, Managing Director, City Services Ltd. praised GBPA’s willingness to work along with its licensees to facilitate development. “We are extremely pleased with the efforts of the Port Authority and Sarles Realty for conducting this transaction expeditiously and as seamlessly as possible,” he stated.

“I want to say it’s been a pleasure working along with the Port Authority to consummate this sale,” added broker, James Sarles. “People from around the world are looking at Grand Bahama from an industrial perspective and its Sea Air Business Centre offers a sterile zone with a lot of opportunity. With the success of the City Services’ acquisition, it leads me to believe and get excited that we can work with the Port to promote available inventory throughout the world by means of our Coldwell Banker commercial enterprise.”

He further described the acquisition as a “win-win for all”, sharing that he looks forward to working with the Port’s team on future projects. “This is just the start of many good things to come. In these tough economic times, it’s important that we build the industrial sector,” Sarles stated.

City Services Ltd. began service in 1997 as general contractors. A marine construction services division was established in 2008. Slated for completion by the end of the first or second quarter of 2012, the 29,000 square foot complex due to be constructed on Queen’s Highway, will house an excess of 25 staff members.

According to Mr. O’Brien, “our multi-million dollar expansion project shows we are bullish about Freeport’s future and dedicated to the community. Our company has built a strong reputation of reliable, on-time services in Grand Bahama and with the extension of our ever growing marine services, we like what we see for our company’s future on Grand Bahama.”

Grand Bahama Island was treated to a high-octane performance by The Street Beats Group from New York City last night. The Street Beats rocked the audience at The Regency Theatre with their enormous talent and energetic urban groove — a riveting combination of drumming, tap, hip hop, and break dancing that had everyone on their feet wanting more.

Presented by The Grand Bahama Performing Arts Society—a three-year old organization that has donated over $18,000 in scholarships this year to local Bahamian performing arts students—the event also featured the talents of Eight Mile Rock’s dance troupe, Exclusive, as well as tap and ballet numbers by students of the Lois Seiler Dance Academy, Georgia Taylor's School of Dance, and The Bahamas Dance Theatre.

An inspiring workshop with the Street Beats was held the morning of the show, giving enthusiastic local students a chance to meet the performers upclose and learn about their edgy blend of dance and percussion using everyday objects, such as paint containers and trash cans.

Created by a former member of the off-Broadway show, Stomp, The Street Beats Group creator, Zoilo Ruiz, has also composed and arranged for the World Famous Radio City Music Hall Rockettes, is a cast member of Slamm with legendary rock drummer, Carmine Appice, and is also the virtual drummer in the video game Rock Band 2.

Out of The Blue: A September 11th Anniversary Tribute

My heart wanted to wrap everyone in the healing waters here in The Bahamas—the starfish I saw was such a stark contrast to the horrific devastation, such a reminder of how amazing life can be when we’re not terrorizing one other. The poem originally appeared in Grand Bahama Island Magazine—a welcome digest my husband and I published for many years. I post it here with prayers and remembrance on this 10th anniversary of September 11th, and blessings of natural wonder and grace and hope.

Out of The Blue

The waters of The Bahamas

shine so clear and blue

reflecting a kind of peace

that is eternal and renewed

Catching sight of a simple starfish

resting of the sand beneath the waves

there’s wonder and a sense God put it there

Hurricane Irene has come and gone. I am happy to report that we sustained little damage here on Grand Bahama. Our cottage in Abaco was also unscathed even though the winds pounded that island. So, I am sitting in deep gratitude this Sunday morning, drinking my home-brewed coffee frothed with warm organic milk - a delicious luxury that comes with the gift of electricity. After two days of unbearable heat (90 degrees inside the house), the air around me is finally cool thanks to a fabulous, functioning air-conditioner. I feel blessed, really I do.

As Irene swept her way across the Bahamas and I listened to all the reports of approaching doom, my thoughts ran to my parents and grandparents, to the characters in my novel The Last Daughter of Prussia and what they must have felt during World War 2. At least with a hurricane you know it's coming and when it has thrashed you about, it will leave. Furthermore, however disastrous it may be, a hurricane is still an act of nature and it has a good reason for being – namely to clear the earth of excess heat. But war lasts for years and bombs can fall at any time. Moreover, war is created by the minds of men who consciously and systematically plan the decimation of whole groups of people, cities, countries.

I thought about evacuation. In hurricanes people often have to leave their homes, make choices as to what they'll take with them. Valuables. Documents. Photographs. What a process - this choosing of most cherished objects, this deciding on the order of value – a revelation I think in letting go and also knowing what is really needed and revered. I wondered what my grandparents took with them when they evacuated their home in East Prussia. I know of a few things because I have them : a piece of amber, a small bronze fish sculpted by my grandmother, a photograph of their home. However, their reason for leaving was not brought on by a natural storm. Instead, they faced the thundering guns of the invading Russian Army.

As Irene stirred up the air around me I felt like she was also stirring up humanity's consciousness, her winds trying to break the bonds of ignorant thinking, the dangerous idea that we are all separate – beliefs that ultimately cause wars.

With everyone from the southern Bahamas along the eastern coast of the United States worried about their well-being, I wondered if perhaps we could simply care – just for a moment – about each other. I thought if we could all do that even for a minute or an hour, what a clean-swept, shiny, energized world this would be.

I am happy to report that Hurricane Irene did very little damage on Grand Bahama Island—mostly lots of wind and rain and a few tree branches to be cleaned up (and not even too many of those!). Everything is back to normal, with power, water, and cable/internet restored in most areas. Here is a picture of me, my wife, Marina, and my son, Nikolai, at the beach near our home during a break in the storm. This was a big Hurricane that seems to be causing a lot of flooding up the East Coast of the United States, so hope all my friends in the US are doing okay—we send you positive thoughts and safe wishes. We appreciate all the expressions of concern and support sent before and after the storm. Thank you so much.

Bahamas Air Sea Rescue Association's Annual FUNdraiser: 41st Bernie Butler Marathon Swim Race at Coral Beach - Saturday, August 20th

The Bahamas Air Sea Rescue Association (BASRA), Grand Bahama, is a dedicated non-profit voluntary organization committed to saving the lives of distressed seamen or airmen in the Bahamas. They are supported only by private donations and their biggest annual fundraising event is the Bernie Butler Marathon Swim Race, coming up this Saturday, August 20, 2011.

The Swim Marathon is two miles long and encourages fitness enthusiasts of all ages and skill levels to come out and swim from Our Lucaya to Coral Beach. The kids get involved with a one mile and half mile swim. This is always an exciting event, with the fastest swimmers taking thirty minutes to finish, to the last hardy competitors completing in about two hours. Right after this epic event is the famous beach party on Coral Beach. The general public is invited to attend and take part in the biggest beach party of the season. There is food, games, beverages, and it’s fun to meet up with people you haven’t seen in a while.

Come out and support this very worthy (and life-saving) island cause!

Going above and beyond - enough slackness Bahamas!

Yes, we all know that things are tough in The Bahamas. We are all anxious for a miracle to befall our little gem of islands and for things to look rosy and for everyone to prosper. And I hate to say it - we are not alone! There are many thousands (maybe even millions) of Greeks, Spaniards, Italians -- and Americans ... all feeling the pinch of the economic gloom.

So, we have a choice, we can sit here and complain about it or we can make the best of it. I say make the best of it and I wish others here would too.

I am, in particular, going to discuss the SERVICE industry, which includes pretty much everyone. You see, I have a choice of where I am going to spend the money I earn each week, and I am not going to go back to places where the service sucks! I want to deal with people who take the time to smile at me, ask me if I need help, or show up to an appointment on time.

We all know what I am talking about, we have to deal with it every day. Stores where the sales girl is too busy texting to ring up your purchase, where your order comes wrong and the waitress looks at you like she's confused, or, my favourite - when they promise to call you 'right back' with the information.

You see, it's those little things that make a huge difference, but take a mere second of a person's time to make a incredible impact. A friendly greeting, a 'please' or a 'thank you' for your patronage or -- wait for it -- a 'SORRY, I got your order wrong'! Or even, 'Give me just a second, I'll get that for you right now'. As I am sure you can too, I could go on and on but I will not. I am instead going to mention some positive experiences I have had recently. Where service has gone above and beyond and where they are making an effort to make the best of it.

Tourism numbers rise

Some excellent news, according to the latest Central Bank report, Visitor performance in the first half of 2011 experienced an upturn, with total arrivals increasing by 14.8 percent up to April. The latest figures were found in the Central Bank’s Monthly Economic Financial Developments (MEFD) June report, which also further revealed the uptick in air and sea travel.
“In April, total visitor arrivals firmed by 14.8 percent, buoyed by a 2.8 percent hike in air arrivals — the first monthly increase for the year — and steady gains in sea visitors of 19.2 percent,” the report stated.
“All of the major destinations recorded improvements, with total arrivals to New Providence up by 6.1 percent and double digit gains in both Grand Bahama and the Family Islands, of 16.1 percent and 29.8 percent, respectively.”
The first half visitor performance also translated into increased hotel revenues for local properties, with Frank Comito, the Executive Vice President of the Bahamas Hotel Association (BHA), saying the 5.8 percent growth in room rates could be attributed to the busier travel period and various tourism initiatives.
“For the first half of the year, we’ve continued to show marginal improvement in occupancy and slightly better improvement in room rates,” Comito told Guardian Business. “A late easter, a stronger spring break business, continued improvement in group business and the Fly-Free and other promotional campaigns all contributed to marginal increases.”
Comito’s comments come after various hotels in Nassau and Paradise Island collectively posted the highest occupancy levels since 2008, recording an 80.1 percent rate in the first quarter of 2011 according to BHA President Stuart Bowe.
Occupancy levels experienced a small growth of 0.2 percent to 61.1 percent in the second quarter of this year, with the average daily room rate rising 5.4 percent to $219.86. Comito mentioned that he is optimistic that the summer numbers will be equal or better than last year despite the recovery stage hotels are in locally and globally revenue-wise.
“Thus far, we are anticipating the summer will be on par or slightly better than 2010 occupancy-wise,” he said. “We expect there to be stronger performance in room rates, still below pre-recession rates, as hotels in The Bahamas and worldwide continue to struggle to improve revenue.
“We are optimistic that we can at least maintain the increases which we realized in the fall of 2010 and build on that. With advanced bookings, particularly in group business, we are encouraged.”

Good morning readers. Last week Jamie & I sat down for a lovely lunch at Cafe Breeze in Port Lucaya. We both had the Seared Tuna breeze salad (YUM!) and talked about our plans for Taste of Grand Bahama blog.
I have been on maternity leave and the AWESOME Paula Farrington has been the editor in my place so first of all I just want to say a big Thank you for doing such an Awesome job!
As we ate and talked, we felt that a fresh new rebranding should take place as we want to let our readers know and feel that Grand Bahama Island is definitely a place where you can eave your worries behind and lighten your load, so to speak. So we've gone for a easy bright but simple theme. Let us know your thoughts please. Also in the next coming weeks the content will change slightly. Lighthouses still stand watch throughout The Islands Of The Bahamas and The Bahamas Lighthouse Preservation Society safeguards three of the world's few remaining kerosene-burning, hand-wound lighthouses.

Built in 1863, the famed Hope Town Lighthouse on Elbow Cay, Abaco still guides boats and ships today. Boating remains a way of life in The Abacos and throughout The Bahamas and the lighthouses are treasured even if modern captains navigate by satellite. The Dixon Hill lighthouse on San Salvador and Southwest Point lighthouse on Inagua have also escaped automation and still must be hand wound every two hours by keepers who have tended their flames since the mid-1830s. There are still two dozen active lighthouses in The Bahamas and many others that have been decommissioned; there are even a few faux lighthouses. Several are easily accessible and can be explored by visitors in search of their own seafaring tale or just a bird's eye view of the island.

Hog Island LightOriginally built in 1817 and situated on popular Paradise Island just off Nassau, New Providence, Hog Island is the oldest lighthouse in The Bahamas and is also the oldest surviving lighthouse in the West Indies.

Pinder's Point LighthouseOverlooking bustling Freeport Harbor, this red-and-white candy-striped icon was restored, relit, and reactivated in 2009. Grand Bahama also has two often-photographed "faux" lighthouses—Lucaya and High Rock.

Hope Town Lighthouse In operation since 1863, Abaco's red-and-white striped lighthouse is still hand-wound and accessible by ferry from Marsh Harbour where it is surrounded by Bahamian style buildings.

Hole-in-the-WallAlso on Abaco, this British-style lighthouse is painted white on the lower third and red on the upper two-thirds and is home to the work of the Bahamas Marine Mammal Research Organization.

San Salvador Lighthouse (Dixon Hill)Established in the mid-1800s and built in 1887, Dixon Hill is a very popular Bahamas lighthouse facility to visit because it is still occupied and operated by lighthouse keepers who refuel the 400,000 candle powered lighthouse by hand every 2 hours and 15 minutes.

Andros LighthouseBuilt back in the early-1890s, this Andros landmark was made famous in the Blake Alphonso Higgs (known as Blind Blake) song, "Run Come See Jerusalem," which told the story of a 1929 hurricane when more than 20 islanders drowned near the lighthouse.

Eleuthera Point The long island of Eleuthera has several lighthouses and this early-1900s version is a classic. The island also has several other active lighthouses, including North Palmetto Point, which is available as a vacation rental.

Southwest Point Great Inagua's classic all-white lighthouse near Matthew Town is popular with visitors who want to see the hand-cranked light and visit with local lighthouse keepers.

Fifty-six years ago today the Grand Bahama Port Authority Limited (GBPA) and then Bahamian government signed The Hawksbill Creek Agreement, which created Freeport and spurred economic growth.

In commemoration of the Agreement, which came into effect on August 5 1955, the "Celebrate Freeport" Committee will launch its four-day celebration this evening with a forum to discuss various clauses of the agreement with emphasis on tax exemptions set to expire in 2015.

Although "Celebrate Freeport" aims to bring to light the success of long-standing business, it is also to inform the public on the achievements of GBPA and its future plans.

Freeport, Bahamas - At a recent press conference, The Ministry of Tourism & Aviation, in conjunction with the Ft. Lauderdale International Film Festival (FLIFF) announced ‘FLIFF On-Location: Grand Bahama Island’ an offshore component of FLIFF to be held on Grand Bahama Island, October 27th – 30th, 2011.

Craig Woods, Film Commissioner for The Bahamas and Gregory Von Hausch, President/CEO, FLIFF made a special trip to the island on Monday, July 18th, to look at the proposed layout of the festival, attend planning meetings, and announce festival particulars and information to the local media at a press conference.

The main location for the festival will be at the state-of-the-art Canal House conference facility of the Pelican Bay Hotel, with a few outdoor screenings planned. One screening is confirmed for Taino Beach / Smith's Point, which is often a favourite shooting location for many films. Screenings and parties will be at reasonable cost to encourage participation from locals and visitors alike. Guests of Pelican Bay Hotel will receive a Fast Pass to festival events and screenings.

The festival will offer familiarization trips for visiting producers and directors to showcase Grand Bahama Island as a future filming location.There will be workshops in film, including one on underwater cinematography with award-winning cinematographer, Paul Mockler. The festival promises to showcase films from Bahamian filmmakers as well, and well-known award-winning Bahamian director, Kareem Mortimer will also be leading a workshop.

Organizers have sent out a call for films and are eager to receive Bahamian films, according to Ministry of Tourism officials. Mr. Von Hausch expressed his excitement for the upcoming expansion of FLIFF and thanked those that have been working diligently to make it happen. The idea was sparked after he reached out to Grand Bahama Ministry of Tourism last year when they jointly screened Into the Blue, a film shot in Grand Bahama, at the Regency Theatre in Freeport.

Members of the Ministry of Tourism on the conference panel shared similar sentiments and agreed that the festival would most certainly bring further exposure to filming in Grand Bahama Island. It should be noted that the island received an injection of $43,000,000 into the local economy during the shooting of Disney's Pirates of the Caribbean II and III. A film festival will no doubt bring further exposure to the island, and should entice more filmmakers to shoot at the destination.

Jackie Dack, a representative from the Grand Bahama Youth Film Competition Committee gave details on a contest already underway for youth ages 12 to 18 years who will have a chance to have their short film screened not only at FLIFF on Location, but the winner will be flown to Fort Lauderdale to attend, and have their short screened there as well. Deadline for youth entries is August 1st, 2011 and the film must be 5 minutes or less. The theme is "A Conversation in Grand Bahama".

Cigar Nights: Rotary Club of GB Sunrise Gives Support to Youth and Water Safety

Rotarians of Grand Bahama came together recently to support several important youth programmes and to help fund a vital water safety initiative.

Organised by the Rotary Club of Grand Bahama Sunrise, the social fundraiser event was held at Pelican Bay Hotel under the theme, “Cigar Nights”. The hotel’s meeting facility was transformed into an intimate Cuba-inspired club, with attendees dressed in fedoras and “vintage Havana” outfits.

A Cuban cigar roller from the world famous Graycliff of Nassau was on hand creating cigars that were enjoyed on the outside deck, while salsa dancers and live music from Marina Gottlieb-Sarles, Mark Carey and Ralph Munnings filled the room on the inside. Miss Grand Bahama, Keriann Stuart, also joined the festivities and posed for photographs during the evening.

The event attracted more than 200 local supporters that enjoyed the experience and helped to extend the impact of Rotary in the local community. A major portion of the proceeds will be directed towards an important charity -- the Columbus House Big Brother/Big Sister programme -- and a key water safety initiative, the Safe Swim Zone project.

The Columbus House Big Brother/Big Sister programme assists at-risk teens, and many Rotarians from the Grand Bahama Sunrise club are directly involved in mentoring the teens throughout the year.

Director of Big Brother/Big Sister programme James Sarles said that the Rotary Club of Grand Bahama Sunrise members are committed to helping the youth and changing lives. “When the teens age out of the system,” Sarles said, “we step in to assist with securing jobs, finding apartments, budgeting and developing general life skills.”

The safety project has been an ongoing initiative by the Rotary Club of Grand Bahama Sunrise to establish a Safe Swim Zone along the island’s southern coast by creating a distinct separation between boaters and jet ski operators on one side of the surf and swimmers on the other. The club has devised a float system using 16-inch buoys, and the newly appointed Rotary Assistant Governor Jamie Rose says it is vital.

“Even though we have known for a long time that this was important, it has become even more urgent in recent days to set aside clearly marked areas that are safe for visitors and residents to swim,” Mr Rose said.

In addition to the fundraising aspects of the event, it was also the occasion when the new president of the club was inducted. Assistant Rotary District Governor Peter Turnquest did the honours of introducing new Rotary Assistant Governor Jamie Rose, and Outgoing President Joe Thompson welcomed new President Ken Saunders during a brief ceremony held at ‘Cigar Nights’ on Friday.

“I am pleased and excited about taking on this new role,” Mr Saunders said. “Our club has really been involved in developing new community programmes, and I will be focused on continuing and expanding the work of Rotary here in Grand Bahama.”

Bahamas Signs Anti-Poaching Legislation to Protect Sharks

Nassau, The Bahamas – Anti-poaching legislation was signed July 5, 2011 to create a sanctuary that protects sharks in Bahamian waters from being hunted down for their fins.

“Today’s announcement permanently protects more than 40 shark species in Bahamian waters. We applaud the people and government of The Bahamas for being bold leaders in marine conservation", said Jill Hepp, manager of global shark conservation for the Pew Environment Group.

The Bahamas was created into a new sanctuary, after a Bahamian seafood company threatened to catch sharks and export their fins. The collaboration between the Pew Environment Group and The Bahamas National Trust (BNT) produced popular public service announcements and a supportive petition signed by more than 5,000 Bahamians.

Since 1959, BNT has been the only non-governmental organisation, established by an Act of Parliament, to conserve Bahamian natural and historic resources, as well as manage the entire country’s national park system. Its partnership with the PEW Environment Group uses science to protect the oceans, preserve wetlands and promote clean energy.

This partnership has attracted the attention of globally-known environmentalists, such as Pierre-Yves Cousteau (son of Jacques Cousteau), scientist and artist Guy Harvey, and Sherman’s Lagoon cartoonist Jim Toomey have contributed their share to supporting shark protection awareness in The Bahamas.

On July 5, The Bahamas national Trust and PEW witnessed the Bahamas Government sign an amendment to the Fisheries Act to impose penalties against those that violate anti-poaching legislation and kill sharks in The Bahamas to sell. Ground Breaking on Grand Bahama Power Company's New $80 Million West Sunrise Plant

Freeport, Grand Bahama – Local Ministers and Grand Bahama Port Authority Executives attended the Grand Bahama Power Company ground breaking for the newly named West Sunrise plant. The Hon. Neko C. Grant, Minister of Public Works and Transport, addressed guests at the ceremony and expressed his excitement about the ensuing economic opportunities due to the large investment.

“The diesel plant (state-of-the-art facility) will be constructed at a cost of $80 Million and will provide some 70 jobs for Bahamians during construction. At this time when the economic downturn has had a negative impact on employment levels in The Bahamas, as in other countries; this opportunity for additional employment on Grand Bahama is welcomed.”

The 80 million dollar generation plant will be constructed on 6 acres of land adjacent to the current Steam Plant, and will significantly improve levels of reliability and stabilize electricity costs for Grand Bahama. Emera is able to make the $80 million investment into the plant with no base rate increase to customers due to a new rate structure granted by the company’s regulators, the Grand Bahama Port Authority.

“Today marks a turning point in the energy future for the Grand Bahama Power Company and the Island of Grand Bahama,” noted Sarah MacDonald, President & CEO of GBPC, “We are not merely constructing a diesel plant on this ground but making an investment in the future of this island.” She went on to add, “This is just the start of the plans we have for this company. Emera believes that the Grand Bahama Power Company has the ability to not only meet but also surpass the electric expectations of our customers. This groundbreaking ceremony represents a very important step towards achieving our overall vision as we work towards keeping Grand Bahama’s future bright.”

Also in attendance was the Member of Parliament for Eight Mile Rock, Verna Grant, who commented on the impact the new plant would have on reliability and efficiency for customers of the GBPC. “Emera’s investment in the construction of this 52MW diesel plant is evidence of their commitment to providing residents with a higher quality of service and improved reliability, which is of special importance to the customers in West Grand Bahama,” commented Mrs. Grant.

The 52MW plant is slated to be completed by late summer 2012 and represents Emera’s longer-term strategy to delivering a higher quality of electric service and making improvements to reliability. As a short-term solution to the islands stability issues, Emera has invested in bringing in 45MW of supplemental generation to meet the summer demands in Grand Bahama.

(June 14, 2011) Vision Airlines will reconnect Grand Bahama Island with direct air service to at least five (5) US cities beginning in November, the Grand Bahama Tourist Office announced today. Beginning November 11, 2011, Vision Airlines will provide non-stop jet service to Grand Bahama Island from a number of US cities, including Richmond, Virginia; Louisville, Kentucky; Greensboro, North Carolina, Baltimore, Maryland and Ft. Lauderdale, Florida. Using a 136 seat Boeing 737-300 aircraft, Vison Airlines will add some 100,000 available seats annually to Grand Bahama Island in its first phase of operations.

As a result, Grand Bahama Island will once again be available to these familiar gateways offering 5 day/4 night packages ranging from $449.00 to $549.00, including air. This resumption of non-stop jet service ends a seven-year break in service previously provided by Grand Bahama Vacations, via the former Laker Airways. Established in 1994, Vision Airlines, is the US' newest big jet, low-cost carrier. It has flights to five Florida vacation destinations from 15 southern US cities and Niagara Falls, New York.

June Festivals Boost Freeport's Economy: Int'l Food, Culture, & Sport Championships Coming Up!

After a successful Labour Day Junkanoo Parade in Freeport, Grand Bahama, officials of The Grand Bahama Port Authority, Limited (GBPA) are optimistic about the round of festivals and events slated to be held here in June and their enormous injection into the local economy.

"The Junkanoo parade definitely impacted our local economy in a positive way," commented GBPA president, Ian Rolle. "The amount of support shown by domestic visitors from other islands, as well as some who came from abroad, was overwhelming."

Between the two major competing groups out of Nassau, Friday's crowd-pleasing event drew more than 500 visiting participants who traveled by boat and air to the island. Three hotel chains reported that over 200 rooms were booked by travelers either participating in or attending last weekend's event.

Along with hotels, local car rental companies also reported doing brisk business during the Labour Day Junkanoo rush-out.

Tourism officials likewise confirmed that scores of visitors were transported to the event by private bus charter from ships docked at Freeport's harbour. "The success of such an event confirms that Grand Bahama is an ideal place for international festivals and events," Rolle added.

Spectator support for Friday's Junkanoo reached into the thousands, with enthusiastic revelers lining the streets. According to festival organizers, reserved bleacher seating was sold out, resulting in chairs having to be put in place to accommodate the swelling crowd.

Riding on the success of the 'Rush For Peace' Junkanoo parade, Freeport now readies to host its first-ever Downtown International Food and Cultural Festival.

Slated to be held June 17 and 18, patrons can expect to enjoy two days of Bahamian and international cuisine, arts & crafts and musical entertainment. Highlights of the upcoming event include an official opening ceremony at 6:00 p.m. on Friday June 17, with Deputy Prime Minister, Hon. Brent Symonette, delivering the keynote address.

Also, popular Bahamian entertainer, 'KB,' will be the headline act on Saturday evening.

Grand Bahama ends the month of June by hosting the Ninth Annual Grand Bahama Port Authority, Andre Rodgers National Championships, June 22 – 26. The tournament is expected to draw 50 teams from nine islands, encompassing almost 900 youngsters, along with parents, officials and of course supporters.

The Bahamas Association of Athletic Associations (BAAA) BTC National Junior and Senior Track and Field Championships will also be held in Freeport simultaneously, on June 24 – 25.

"We're honored and thoroughly excited to have the opportunity to showcase all that Grand Bahama has to offer. Not only do these events help to fuel the local economy but they also provide sources of entertainment and opportunities for our residents to excel on a national level," Rolle expressed.

Brian Botham returned home to Grand Bahama from Canada last year with his wife Debbie, hoping to find a business they could run so they could return to the beauty of the islands. Botham, a former truck driver and safety consultant, spent the last 15 years driving all over the US and Canada before opening his own safety and consulting company along with his wife. “We’ve worked hard and been successful in our business, but at the end of the day we wanted to come and live here - we love it.”

Red Beard’s employs 15 local staff and opens from 4pm to 2am nightly. “We’ve developed a great local clientele and our Chef Colleen Davies has them coming back regularly for her great pub meals and specials,” said Botham. “It’s the locals who have helped spread the word for us as well as the taxi drivers and tour operators. It’s a fantastic recognition of our all our hard work and I hope a great nod for Grand Bahama too.”
